In a significant step reflecting Dubai’s rising prominence in global aviation, the Mohammed bin Rashid Aerospace Hub (MBRAH) at Dubai South has announced the launch of The VIP Terminal Boulevard, a high-end development designed to meet increasing demand for aviation services and luxury infrastructure in the emirate.

Strategically situated alongside the existing VIP Terminal - which has recorded sustained growth in business aviation traffic - the new boulevard spans 769 meters and will comprise 16 premium buildings. When complete, the development will offer advanced facilities across a total area of 204,000 square meters. Construction will be executed in phases, with initial delivery expected in 2026.

The initiative is part of MBRAH’s broader mandate to establish Dubai South as a premier aerospace destination. The VIP Terminal Boulevard aims to attract a range of high-profile aviation operators and luxury retailers, further expanding the integrated ecosystem that has drawn global aerospace firms to the hub.

“The growing demand for aviation services in the emirate is a direct reflection of the vision of His Highness Sheikh Mohammed bin Rashid Al Maktoum,” said His Highness Sheikh Ahmed bin Saeed Al Maktoum, Chairman of Dubai Civil Aviation Authority and Chairman and Chief Executive of Emirates Airline and Group. “The advanced ecosystem in the MBR Aerospace Hub continues to exceed expectations and reinforce Dubai’s status as a global leader in aviation.”

Sheikh Ahmed further emphasized that the boulevard represents a major addition to the world-class infrastructure already in place at MBRAH. “It will open new opportunities for leading aviation companies and luxury brands to flourish, while further strengthening Dubai’s position as a premier destination for companies and a key player on the global aviation map,” he said.

One of the first structures under development is Aviation One, a six-story commercial building that will incorporate modern architectural design and innovative spatial planning. According to MBRAH officials, the building will set a new benchmark for mixed-use aviation-focused developments in the region.

MBRAH, part of the Dubai South master plan, serves as a specialized free zone for aerospace and aviation industries. It provides direct connectivity for international carriers, private jet operators, Maintenance, Repair, and Overhaul (MRO) providers, and a variety of associated service firms. The hub also includes education and training centers, in line with Dubai’s long-term vision to become a leader in aerospace engineering and innovation.

As construction of Al Maktoum International Airport progresses toward completion, MBRAH’s expanding infrastructure is expected to play a central role in reinforcing Dubai’s competitive edge in the global aviation sector.
